America’s Most Expensive Home Hitting the Market in Bel Air With 105K Sq. Ft., 21 Bedrooms, 42 Bathrooms, and a $340M Price Tag

Film producer-turned-developer Nile Niami is no stranger to grandiose modern-style residential building projects. Veteran boxer Floyd Mayweather paid $26 million for a slick, 15,000 sq. ft. Niami residence in Beverly Hills back in 2017; Chinese mogul Yan Bin owned another of Niami’s Beverly Hills houses; he put it up for sale in 2019 for $25 million.

In 2015, Niami began building a truly be-all-and-end-all trophy home on a four-acre hilltop lot in the storied Bel Air neighborhood. The residence’s blueprints described a 100,000 sq. ft. single-family estate that would contain a truly comprehensive list of amenities. How does a Monaco-style casino sound? A 5,000 sq. ft. master suite? Four swimming pools, the largest the size of a small pond? A home cinema the size of a real cinema (well, a Cineplex cinema)? A nightclub with aquarium walls? If Navin R. Johnson somehow made a second fortune late in life, this would be his house.

The estate that began as a conspicuous 100,000 sq. ft. fever dream eventually developed into a property with 105,000 of interiors; it contains 21 bedrooms in all…including a 5,500 sq. ft. master suite. Niami originally wanted a neat half billion-dollar gross return—which does have a certain ring to it, doesn’t it—but the current whispered ask is in the neighborhood of $340 million.

It also came with a title: The One. As in, la maison, c’est moi.
