“Happy Days” creator Garry Marshall’s former Malibu beach house is now available for $15.95 million.

The late movie director and producer purchased the property from fellow Tinseltowner Debbie Reynolds in 1981. Eventually, his home even appeared in his 2010 flick “Valentine’s Day.” The property’s 40 feet of Malibu Carbon Beach frontage added plenty of credence to the flick.

The 1965-built home was first listed for $18 million in the months following Marshall’s 2016 death, but it didn’t find the right buyer. The reduced price puts an appealing spin on the five-bed, four-bath house, though; many a revision can be funded with the surplus.

The brick beachfront is classic 1970’s, and will hold its own if the rest of the home is spruced. The pegged hardwood floors will also help a buyer decide in favor; the rusticity will shine with a more general update completed.

And there’s plenty of space for a carbon-beachfront: 3,192 square feet. There is certainly more than enough room to host guests in the dining area or the living room clad with its beamed ceilings and…yes…brick fireplace. Warm, baby. Very warm.

As for outdoor spaces, a second-floor sun deck and small swimming pool augment the weighty red patio, lending ample inspiration for a new owner to fall into the Malibu lifestyle.
