One of Los Angeles’—heck, the world’s—most iconic homes is now on the market. That’s right, legendary ladies man Hugh Hefner is selling the Playboy Mansion.

Known for its parties and playmates, the next resident will own a piece of cultural history. Set to hit the market in the next month, it’s believed to be listed for around $200 million.

However, there is a bit of a catch that could interfere with a sale: 89-year-old bachelor Hef comes with the property and must be allowed to live on the estate until his death. That means his bedroom will remain private, even to prospective buyers on a tour.

The land alone is valued at $60 million. The property also features 22 rooms, an expansive pool with the notorious “Grotto,” a movie theater, several tennis courts, and a wine cellar which significantly add to the property’s value.

Although the site of many scandals (including some of Bill Cosby’s current lawsuits), the Playboy Mansion is an icon of frivolity and excess, of unadulterated fun, and for that, it will always remain an important landmark.
