New York City’s first development of micro-apartments, located in Kips Bay, has officially begun leasing.

The nine-story Carmel Place has 55 units, ranging in size from 260 to 360 square feet, and about 40 percent of those units will be reserved for affordable housing. The complex has also teamed up with Stage 3 to debut “Ollie,” an all-inclusive holistic housing model living experience.

It all began in 2013 with a modular scheme designed by nARCHITECTS. Construction began in March of 2015, with the aim of the building being finished in less than a year.

The “Ollie” program will offer residents a variety of built-in services along with its pre-furnished models. Amenities will include housekeeping similar to staying in a hotel, pickup and return dry cleaning services, a gym, and many more.

Since apartments smaller than 400 square feet aren’t allowed to be built in New York City, the mayor’s office had to specially waive certain zoning regulations for Carmel Place to be built.
