Actor Jesse Tyler Ferguson’s recent West Coast real estate adventures include the acquisition of a newly-constructed 9,081 sq. ft. modern in Encino — the closing drained $8.7 million from his bank account — and the subsequent sale of a charming 1920s Spanish-style in Los Feliz. The latter property was on the open market for only a few days when it was snapped up by Leonardo DiCaprio for about $7 million.
Ferguson has also been active on the East Coast of late, though. This winter, he listed his Manhattan crash pad for $1.449 million. Like the Los Feliz single family home, the Gramercy Park co-op wasn’t destined to spend a great deal of time in the ‘for sale’ category; it moved into contract within two weeks of appearing for sale on the open market and recently closed to the full ask.
The two-bedroom flat is possessed of a mightily relaxed sense of style, with soothing cool tones and what appears to be original narrow-plank oak throughout the shared spaces. There’s a bit of bling in the unit as well, though, with Subzero and Carrara marble in the kitchen, and custom lighting in the baths.
The residence’s most unique spot is the reading nook, a cozy corner behind French doors that looks just the ticket for snowy Sunday mornings with the Times.
