Actor Jesse Tyler Ferguson—of Modern Family fame—is the seller of this beguiling four-bed home in Los Feliz. The 4,926 sq. ft. property is priced at $6.995 million, and it cast a spell on a buyer within days of being listed. It is currently in pending status.

Turquoise doors and windows and the occasional dark blue awning are a welcome addition to the classic white stucco-meets-red tile scheme, adding complexity to the exterior and linking it to the green that frames the home. Creeping flowing vines surround the arched recessed stone-rimmed entry, which boasts an original carved door beyond a set of filigreed wrought-iron gates and tile steps with colorful risers.

There’s a great deal of tile in and around this house, in fact. Much of it is original, if looks don’t deceive, otherwise well-sourced for restoration purposes. But this is a detail-rich 1920s Spanish Eclectic if ever there was, and there’s much to occupy the eye and engage the imagination here.

In the foyer, hexagonal tile, a curved tile staircase with a landing and wrought-iron balustrade cast an invitational spell at entry; wall niches and a stenciled turret ceiling are the icing on the cake. Stained glass windows, exposed timber ceilings, French doors, and casement windows also drift into and out of view on a virtual tour. Most charming: a Juliet balcony overlooking the double-height living room, an intense flourish that’s right at home, and the dayroom, which sports a vintage window seat.

The kitchen adds a little modern by way of stainless and an all-business hardwood island, with beautifully-contrasted plank hardwood floors and farmhouse cabinetry adding additional visuals and design elements to the home.

Outside living spaces inventively conform to the limitations of the hillside lot, with various patios, staircases, fountains and terraces making outdoor wandering an act of discovery; a pool protected by an aquamarine-tiled retaining wall and a detached studio are the centerpieces.
