Sweetwater Ranch, film and television producer Jack Giarraputo’s magnificent estate-to-be in the Santa Monica Mountains, is new to the open market this fall. The Happy Madison Productions co-founder and frequent Adam Sandler collaborator is asking $31.5 million for the property, which sits above Surfrider Beach.

Space over beachfront sardine-can will be the object for Giarraputo’s future buyer; the Fordham Law grad had plans for a home custom drawn up for the nearly 38-acre parcel that take advantage of the abundant space by featuring an equestrian lifestyle. Giarraputo purchased the land in the early 2000s.

According to the listing, the plans include a private guardhouse, as well as a 75’ infinity pool with a Baja shelf. For equestrian facilities, pastureland, a barn, riding ring and stables, wash stalls, a tack room, and turnout space are featured.

As an appealing side note to potential buyers, the 2,000 acres around the property are zoned for just five additional estates.

Giarraputo’s production credits include 50 First Dates, Mr. Deeds, Click, Big Daddy, and Grown Ups.
