Film producer Ken Kao purchased this Noah Walker-designed modern in Beverly Hills recently, according to Variety. He happens to be the son of Min Kao, billionaire co-founder of Garmin.

The house is a substantial purchase, even for a deep-pocketed scion of a mogul of first-gen GPS; the selling price was $22.5 million.

The estate uses poured concrete, steel painted flat black, timber, and glass, a meaningful contrast with its luxuriant 3.5-acre lot, and the green hills that surround it. The home is of course positioned to make best use of the views that surround it, and glass panels all but erase the distinction between interior living space and the natural world outside.

At times, the home approaches the brutal; the living room fireplace is a good example. Warm plank hardwood pops up in ceilings and walls, and natural finished hardwood is used for staircase treads and an elevated living space which was in use as a studio and lounge at the time of the shoot.

Outside, mature oaks ring the home, and its patio, pool, and spa; one particularly august example gives the zero-edge lap pool an almost lagoon-like quality.
