Film director and producer John Wells listed an unusual tropical retreat this month when he put his estate in Hawaii on the open market with an asking price of $40.5 million.

The property is comprised of five parcels on the island of Kauai. Kauai is known as the ‘Garden Isle’, a quiet and lush spot which, for the most part, lacks the tourist-heavy population of other parts of the archipelago.

Wells’ property is all about space. The land extends to over 372 acres, with flowing water, natural waterfalls and lagoons, a pair of bridges, forest, meadow, and Mount Namahana in the near background. It was named Wai Kala Ranch.

The outdoor recreational potential of the spot is virtually endless. It also has potential as a going concern; an established horseback-riding business—Silver Falls Stables—has been built here, with riding trails on the acreage.

Of the two houses, the larger extends to 3,500 square feet, with four bedrooms and four baths throughout. The second extends to just over 1,000 square feet, with two bedrooms and one bath for accommodations. Both have been remodeled in the past year.

Wells’ directorial credits include 2013’s August: Osage County. He is also credited with bringing Shameless from the U.K. to Showtime, for which the latter is presumably very grateful indeed.
