With no prospective buyer emerging from the wings to make an offer on the West Village penthouse condo she’s owned since 2006, Meryl Streep has re-listed with a lower ask. The unit is back on the market after a year with a ~25% price cut, and is now tagged at $18.25 million.

The property occupies a full floor of the River Lofts building in Tribeca. River Lofts owners have included Gwenyth Paltrow and Chris Martin, who bought into the building in 2007 for $5 million, and sold about a decade later for double their purchase price. River Lofts was converted in 2003; the thirteen-story prewar building was originally a warehouse, and has been augmented with a second, newer building of six floors.

Streep’s property is a four-and-four with slightly less than 4,000 square feet of interior space. The exterior living area—an expansive U-shaped terrace that wraps around the building—adds another 2,200 square feet. The landscaped terrace should sell the property as readily as the unit’s interiors.

Which are lovely. Walls of glass offer astonishingly lovely New York City and Hudson River views. The living style is tastefully unpretentious, with narrow plank hardwood, built-ins, and tray ceilings among the standout details. The kitchen features simple white cabinetry and butcher-block countertops, while the open-concept shared living space boasts a concrete fireplace accent wall as a demarcator.

Streep previously owned a townhouse on 5th Avenue in the Village. That property, which the three-time Academy Award-winner sold in 2005 for $9 million, sold again in early 2017 for $28.5 million.
