Nestled atop a hill in the celebrity-filled Bird Streets, John Kocinski’s recently-built home is an architectural gem in a terrific location. And it’s hit the market with an asking price of $30 million.

Designed by Richardson Robertson III, the 9,000-square-foot Spanish-influenced house features many familiar design cues on its exterior, a horseshoe/courtyard footprint, and a contemporary-Spanish aesthetic inside.

Kocinski was deeply involved with the design. His requirements included the invitational and secluding quality of a porte-cochère for welcoming guests and residents to the estate. A flagstone motor court, and carved limestone flourishes and a Juliet balcony entice at entry.

Within, the eye is drawn immediately to the beautiful raw oak exposed beams in the living room; the carved stone fireplace picks up the motif of the entryway, and French windows and doors lend airiness and open onto the deck.

Other highlights include a built-in lined family room with another fireplace, and a European farmhouse-style kitchen. Amenities include a movie theater, library, and wine cellar with a barrel ceiling. The home’s four bedrooms and eight baths include a spacious master suite with a sitting area, a fireplace, and a private terrace. The room, like the rest of the home, is exceedingly comforting.

The hilltop location allows splendid panoramic views of the city. Below the very entertainment-ready courtyard is a swimming pool.

Kocinski began his career in 1985, as a teen-ager; he retired from professional competition in 2002.
