Alexis and Jim Bellino recently sold this home in San Juan Capistrano for $2.739 million. The current asking price had been $2.939 million, although it was initially listed at $3.288 million in September of last year.

A 1991 construction, the home is designed as much for outdoor living as indoor. A large loggia and patio/lounge area, and a custom-designed pool and spa, comprises the heart of the property. The pool is freeform lagoon-style, with a waterfall feature. Mature trees, lawns, and landscaped gardens fill out the roughly three-quarters of an acre of land.

The interior of the house is quite formal; the stark contrast between dark exposed beams, coffered ceilings, and whitewash, is visually dramatic. The double-height foyer with carved double-door entrance, chandelier, and ornate second-floor wrought-iron balustrade sets the tone of the house.

Measuring 6,449 square feet, the house contains four bedrooms and 4.5 baths. The master bedroom features a two-sided marble fireplace, and French doors leading to a terrace; the large master bath features opposing sinks and a generously-sized dual shower. In August of last year, Bellino and Bellino purchased another estate in San Juan Capistrano, a bit warmer and more inviting in design and execution. Stucco, brick and stone constitute much of the material aesthetic of the newer acquisition but, like this property, it is geared to outdoor entertaining and enjoyment.
