Mid-Century Modern ‘Case Study House #25’ Hits the Market in Long Beach

You could say that Case Study House #25 in Long Beach, CA, is the limited-edition equivalent of a house.

In the 1940s, Arts and Architecture Magazine commissioned accomplished and famous architects to build 36 homes with the goal of using new materials and techniques not seen in typical home building.

“There were only 36 homes in the original Case Study House program sponsored by Arts and Architecture magazine,” Doug Kramer, the agent handling the sale, said. “So by virtue of the small numbers to begin with, this is a rare occurrence.”

The home is adjacent to a canal and features a 40 foot private dock on the property. The home has a modern feel, with floor-to-ceiling windows that use natural lighting and a more open flow than other homes constructed in the same time period. The 2,307-square-foot home has a total of three bedrooms.

The home is not without its quirks, like the 17-foot-tall front door, two-story interior courtyard, and a reflecting pool with steppingstones going across it.

Most of the “Case Study” homes commissioned were located in Southern California. Unfortunately, many of the homes are no longer standing, and some of the designs never even reached the point of construction.

The house is on the market with an asking price of $2,549,000.
